Sand Section Walkstreet Home Sells at $8,000,000

Santa Barbara Style walkstreet home with big ocean views

204 9th Street, Manhattan Beach

While this home may not have been on the Manhattan Beach Strand, it’s definitely one worth mentioning.

One of the most recent luxury homes to close escrow in the Manhattan Beach sand section was a beautiful ocean view single family in an ideal location just steps to the beach and blocks to downtown.   Both the home and the location were impressive.  The Santa Barbara inspired design offered big views from 3 levels.  The reverse floorplan offered a spacious and bright top level with ocean view deck, kitchen, dining living and more.  The home featured a 3 stop elevator to access all levels and all 5 bedrooms.  The home hit the market at $8,200,000 and sold for $8,000,000.  The home had only been on the market a brief 12 days before going into escrow.

New Listng on the Beach – Beachfront Townhome Hits the Market at 4314 The Strand

It seems lately that just about every week there is a new listing or a relist to talk about on the Manhattan or Hermosa Strand.  This latest property is a 3 bedroom beachfront townhome in the El Porto area of Manhattan Beach.

Located at 4314 The Strand this is one of the last homes heading north.  The home is in very nice condition and seems to be priced well for the size, location and fact that it’s a townhome.   Homes often struggle selling this far north as the homes in this stretch sit behind the beach/surf parking lot so there’s a bit more activity out front than many would prefer.  Having said that it takes probably 15 minutes off the commute from other parts of Manhattan and certainly Hermosa.  The home features 3 bedrooms on three levels and offers great and unblockable views from each.

4320 The Strand Goes Into Escrow

It’s common for high end beachfront homes to sit on the market….sometimes for years. One of the latest listings is now one of the lates escrows. 4320 The Strand is now in escrow.

Designed by Michael Lee with a floorplan that allows for maximum ocean views with multiple levels of floor to ceiling windows and sliding doors.  View are unblocked and unblockable and the setup allows for huge windows with a surprising sense of privacy on the upper floors.  The design and build maximized the square footage with an impressive 3,500+ square feet.  The home is stunning with the only challenges being the smaller lot size and the location in the very northern end of El Porto which tends to be fairly busy with the beach parking lot out front and the surfers that use it.  Overall it’s a beautiful beachfront  property.

Get to Know the Sand Section of Manhattan Beach

Manhattan Beach Sand Section Real Estate

If living beachfront on The Strand isn’t quite the right fit, or if it’s a bit out of the budget but you still want to live “at the beach”, the sand section may be the ideal area of Manhattan Beach for you.

The sand section is often what people envision when they think about the luxury coastal lifestyle…walking to the beach, dazzling summer sunsets, great weather and plenty of sunshine.

The area gets it’s name from the proximity to the beach and the sand section extends from Hermosa Beach on it’s southern end,  to the northern edge of Manhattan Beach known as El Porto or recently rebranded as North Manhattan Beach.

In addition to being so close to the ocean, the sand section enjoys both of the primary shopping and dining areas of Manhattan.  The heart of the southern end is downtown Manhattan Beach with a multitude of charming,  high end shops and restaurants along with some old school type bars and dining.  This area is centered around the iconic Manhattan Beach pier.   In the northern end you have the always changing shopping and dining areas in North Manhattan or El Porto.

Housing:  There are still some original beach bungalows but most have since been knocked down to make way for spectacular luxury homes. The remaining original homes are priced so that it only makes sense to put new construction.  These homes are generally sold for “lot” value.

Some of the unique areas are the “walkstreets” in which the homes front a pedestrian only “street” which allows for less noise, no cars, and a much safer atmosphere and the lack of cars make views that much more impressive and the oceanfront homes of The Strand.  Housing in the area consists of primarily single family homes but there are an abundance of townhomes and a few multi unit duplex and triplex opportunities as well.

El  Porto, the most northern area of the sand section, is the most affordable as many of the typical 30×90 foot lots were split and the smaller lots equal smaller homes mean smaller price tags.  The other apeall to North Manhattan  is that the steepness of the area allowing many homes to have fantastic views.  On some streets, each home to the east is slightly higher than the neighbor to the west.

Without question the most sought after property in the sand section are the very rare and always impressive homes located beach front on “The Strand” These homes offer the high end luxury buyer endless and unblockable ocean views.
