January was a predictably slow month in terms of the number of homes which was no surprise as homes going into escrow in December are always very low due to the holidays. There were 13 home sales compared with 19 in December 2023.
The average “asking” price of the homes that sold was $3,256,692 with the average sold price at $3,097,562.
Homes that sold averaged $1,520 per square foot which was almost identical to November. Homes stayed on the market a fairly lengthy 71 days before going into escrow.
