New Realtor, New Price - $10,700,000
This is an odd one and a bit tough to keep up with. As of the beginning of July the home at 100 The Strand was relisted. This is the 3rd realtor for this home and believe it or not…..the 7th different price.
What makes it really unusual is that this last round was actually a price INCREASE despite being listing on and off since 2021.
The price of this home started at $12,800,000 in June of 2021 and then lowered to $11,900,000 about a month later. A day after that it was dropped to $10,900,000. The listing was cancelled and relisted in March 2022 for $10,890,00 where it remained until September when it was reduced to $9,890,000. It was reduced to $8,999,000 about a month later and finally the listing was cancelled in early 2023.
Along came a different realtor who then bumped the price back up to $10,7000 which is a confusing strategy to say the least.
That realtor was replaced in June but the price remained at the current $10,700,000. We’re guessing that the owners think the market has improved that much since 2021 and while it has been busy on the Strand we’re not sure how it’s going to sell at it’s current price when it didn’t sell for almost $2,000,000 less earlier this year?
The home was built in 2004 and is in beautiful condition but one real challenge is the look is very custom with architecture and disign inspired by an Tuscan Villa. I has tile floors, dark wood and although beautiful, doesn’t feel like a beach home. No doubt there are buyers out there looking for just this style but it does severly limit the target audience.
