Manhattan Beach Sand Section Real Estate
If living beachfront on The Strand isn’t quite the right fit, or if it’s a bit out of the budget but you still want to live “at the beach”, the sand section may be the ideal area of Manhattan Beach for you.
The sand section is often what people envision when they think about the luxury coastal lifestyle…walking to the beach, dazzling summer sunsets, great weather and plenty of sunshine.
The area gets it’s name from the proximity to the beach and the sand section extends from Hermosa Beach on it’s southern end, to the northern edge of Manhattan Beach known as El Porto or recently rebranded as North Manhattan Beach.
In addition to being so close to the ocean, the sand section enjoys both of the primary shopping and dining areas of Manhattan. The heart of the southern end is downtown Manhattan Beach with a multitude of charming, high end shops and restaurants along with some old school type bars and dining. This area is centered around the iconic Manhattan Beach pier. In the northern end you have the always changing shopping and dining areas in North Manhattan or El Porto.
Housing: There are still some original beach bungalows but most have since been knocked down to make way for spectacular luxury homes. The remaining original homes are priced so that it only makes sense to put new construction. These homes are generally sold for “lot” value.
Some of the unique areas are the “walkstreets” in which the homes front a pedestrian only “street” which allows for less noise, no cars, and a much safer atmosphere and the lack of cars make views that much more impressive and the oceanfront homes of The Strand. Housing in the area consists of primarily single family homes but there are an abundance of townhomes and a few multi unit duplex and triplex opportunities as well.
El Porto, the most northern area of the sand section, is the most affordable as many of the typical 30×90 foot lots were split and the smaller lots equal smaller homes mean smaller price tags. The other apeall to North Manhattan is that the steepness of the area allowing many homes to have fantastic views. On some streets, each home to the east is slightly higher than the neighbor to the west.
Without question the most sought after property in the sand section are the very rare and always impressive homes located beach front on “The Strand” These homes offer the high end luxury buyer endless and unblockable ocean views.
