August 2025 Real Estate Market Report

24 homes sold at an Average Price Over $5,084,000!!

Home prices in August were…..wow.  While the number of homes that sold was down from July…..average home prices were impressive to say the least. 

There were 24 homes that sold last month compared with 34 in July, 29 in June, and 32 in May.  That said prices were incredible.

The average “asking” price of the homes that sold was an amazing $5,497,458 with the average sold price  $5,084,002. 

That’s a huge increase from the already imressive $4,018,983 in July, $3,675,528 average in June and $3,686,772 in May.

The average price per square foot was $1,629 which was actually below the $1916 in July but consistent with the market in 2025. 

 

Of the 24 home sales 2 were beachfront  homes on the Strand.   One was 108 The Strand that sold for $16,750,000 to a very well known actor, and the other was 2702 The Strand that sold for $6,000,000 (the condo wasn’t actually beachfront although the building was)

Of the others 8 were in the MB sand section, 9 in the tree section, 2 in the  hill section, no sales in Manhattan Village  and only 5 sales in east Manhattan Beach and Liberty Village.
