28 closed sales at an average price of $3,377,604

August 2022 was a bit slower than the prior summer months for homes sales in Manhattan Beach with only 28 homes closing escrow during the month.  That was compared with 36 in July and 33 closed escrows in June. The average home price was also down considerably from July…..over $1.0M in fact, but the average sales prices were impacted significantly in July with 3 big beachfront home sales on the Manhattan Strand. The average “list” price in August was an impressive $3,370,679 with the average sold price at $3,377,604 meaning that homes generally sold around full price.
