See the Manhattan Beach homes that sold in October

October was another banner month for home sales in the luxury coastal community of Manhattan Beach.  There were 51 closed sales which was only topped in the past few years but the 61 sales in September 2020.  The median “asking” price of the homes that sold was $2,899,000 with the median “sold” price of $2,880,000 indicating the continuation of a market very favorable to sellers. The average price per foot was $1206 and the average days on market before selling was 49.

It’s a 4 bedroom, 5 1/2 bath single family home with approximately 4,554 square feet on a standard 3,500+ foot lot. It gets a little bit of extra traffic in an around it due to the parking lots at nearby Bruce’s Beach but overall the location is excellent as it’s fairly close to downtown but slightly closer for commuters. It’s a very unique home and per the listing description

It was built in 2009 and is priced at $12,900,000.

Manhattan Beach Home Prices for August

Median Home Price almost $3.0M for August

The summer was definitely hot in Manhattan Beach and not just the weather.  Home sales set a new 18 month hight 2ith 48 on market homes and properties selling during the month. 

That was the highest number of sales in the past few years.

The sales prices were also impressive with median prices almost reaching the $3.0M mark.  The median “list” price at $2,957,500 and the median “sold” price at $2,865,000 indicating a softening market in terms of pricing but still a strong seller’s market. The average price per foot of the sold homes was $1158 and the average days on market was 75 but the median was a short 31. The big sale of the month was a beachfront duplex at 516 The Strand which almost immediately sold (which is extremely rare for beachfront homes) at $14,500,000.
