In the highest priced home sale ever on a beachfront single lot, 508 The Strand just recently closed at an eye opening price of $19,200,000.   The home was originally listed in March at $19,900,000.  Marketed at brand new construction the home was still technically a remodel.  The home had been taken down to the studs and looked and felt like new construction.   The south sand section location couldn’t get much better.   This was an big number for even new construction but given that it was an extensive remodel it made the $19.2M number even more impressive.  The home featured 5 bedrooms, 6 baths and over 4,300 square feet (according to builder) of living space.

After 512 Days on Market 3808 The Strand Sells for $11,100,000

We’ve been mentioning this home for a very long time and, full disclosure, we were the original listing agents when it hit the market in September of 2019 at a price of $16,500,000.  After 4 different realtors and many price reductions, the home just closed at $11,100,000. The most recent list price was $13,500,000.

It was a beautiful home with an incredible look and feel….especially from the main level. It offers a luxury coastal look and feel with and abundance of light color schemes, beautiful oak floors, white stone and more. It’s located in north Manhattan Beach and offers some fantastic views as it’s high above the quieter part of the El Porto beach lot. Take a look below for information and photos. 3212 The Strand Manhattan Beach- Recent Remodel Goes Pending

3212 The Strand, Manhattan Beach - Latest home to go into escrow

**updated on 2/21/21**  The latest beachfront property in Manhattan to go into escrow is a bit of a surprise.  The recent beachfront flip at 3212 The Strand has gone into escrow. The sales price is currently unknown but the home was listed at $10,950,000. If the house looks somewhat familiar, it should as it sold for land value not long ago. The previous sale of 3212 The Strand, Manhattan Beach back in November 2019 for $8,525,000. The home underwent a fairly substantial remodel but no square footage was added to the existing 2,307 sq feet. We’ll see what the sales price is in the coming days but the listing price of $10,950,000 is impressive in our eyes given the circumstances and size of the home.

2722 The Strand Manhattan Beach Closes at $17,750,000

2722 The Strand - Oceanfront Double Lot

The big home sale of the month was for a corner double lot on The Strand.  2722 The Strand was a very unique opportunity as it was beachfront corner double lot.  The value was really in the land as the home was older and dated but the opportunity for a true legacy home wasn’t hard to see.  The current home was built in 1951 and offered a little over 6,000 feet (which in itself is a rarity and must have been something never seen before at the time) and the lot was slightly smaller than 7,000 square feet….nearly double the normal lot size in the area.

The pricing history was unusual as it was originally listed in 2015 for a whopping $28,500,000.  It didn’t sell, there were several price reductions, the sellers switched realtors and then eventually relisted in for $19,995,000 in 2018.  Again it didn’t sell and was later brought on the market by current/listing agent surprisingly at a much higher number at $22,750,000.   That was the final list price and it just closed at $17,750,000.

An exception to the relatively slow real estate market on beachfront Strand in Manhattan Beach is the recent escrow of 1804 The Strand.  Originally priced at almost $19,000,000 the home sat on the market for quite a while, but several price reductions later it’s not in escrow.
