The latest addition to the very crowded beachfront market is a ground level condo on the Strand in Manhattan Beach. The building underwent a major remodel in 2019. The B unit sold for 4,200,0090 back in 2020. The condo has very nice open layout with floor to ceiling doors to enjoy the incredible ocean and pier views. One challenge is that it’s VERY close to downtown and the pier area so it tends to be a bit busy….especially in the summer. Having saidthat the proximity to downtown allows the condo picture perfect Manhattan Beach pier views. One other downside is that it does sit behind the downtown beach parking lot so it’s not quite a peaceful as the homes just north of the lot. Overall it’s a beatiful home,
The newest addition to the busy beachfront home market in Manhattan Beach is a corner lot single family at 3000 The Strand.
We haven’t been through yet but with almost 4,000 square feet and only 2 bedrooms it’s sure to be an interesting layout. The third level is all primary suite with big ocean vistas and an abundance of square footage. The middle level features all of the living spaces including the kitchen, dining and the grand living room with exceptionally large windows. The lower “beach” level has the 2nd bedroom along with a den and sitting area that could likely be used for a third bedroom.

The highest priced sale of the month in Manhattan Beach was an incredible beachfront home located at 4320 The Strand. While it was on a small lot, the architect and builder maximized every aspect and took full advantage of the beachfront location. The beachfront single family home closed at $10,755,000 which is a significant number given that the home is on a half lot inthe El Porto area of the Manhattan Beach sand section.
4320 The Strand was a beautiful contemporary home designed by architect Michal Lee. Due to the proximity to the refinery and the fairly busy beach parking lot out front this price is pretty impressive to say the least. Having said that they squeezed every square foot that they could and the design and layout are ideal for true beachfront living. The floorplan took full advantage of the location and allowed for maximum ocean views with multiple levels of floor to ceiling windows and sliding doors.
The design and build maximized the square footage with an impressive 3,500+ square feet. The home is stunning with the only challenges being the smaller lot size and the location in the very northern end of El Porto which tends to be fairly busy with the beach lot out front. Overall it was a stunning home.

3404 The Strand in Manhattan Beach just came on the market and is a bit different from most of the other current listings. This is a duplex that isn’t the usual main home and then guest quarters type situation. 3404 The Strand offers two sizable home and both have incredible views. Neither are ultra luxury condition but both are in very nice shape with an abundance of upgrades and still have somewhat a casual coastal feel. The front home sits just off of the sand and offers unblockable ocean and beach views. It’s a bit larger than the rear home.
The rear home is higher than the current height limits would allow making it a very unique home as even the rear home currently has two levels each with magnificent ocean views. It’s a bit further north but not yet up to the beach lot so still has a calmer vibe out front.

The number of sold homes increased a bit with 28 home sales in March 2022 compared with 24 closed sales in February. The average “asking” price was an impressive $3,530,925 with the average sold price at $3,581,913 meaning that homes generally sold above the original list price. The average price per foot was $1448 and the average days on market was a very brief 26 days before going into pending status. It seems lately that just about every week there is a new listing or a relist to talk about on the Manhattan or Hermosa Strand. This latest property is a 3 bedroom beachfront townhome in the El Porto area of Manhattan Beach.
Located at 4314 The Strand this is one of the last homes heading north. The home is in very nice condition and seems to be priced well for the size, location and fact that it’s a townhome. Homes often struggle selling this far north as the homes in this stretch sit behind the beach/surf parking lot so there’s a bit more activity out front than many would prefer. Having said that it takes probably 15 minutes off the commute from other parts of Manhattan and certainly Hermosa.
