One of the latest beachfront homes to sell on the Manhattan Beach Strand is definitely a good indicator that this ultra high end luxury market is picking up steam. The home at 2316 The Strand offered 6 bedrooms, 7 baths with a  contemporary design and over 5,000+ feet of living space.  Built in 2016 the home offered a spacious layout billed as a coastal contemporary design with dark wood accents both inside and out.  The home offers 3 spacious outdoor decks and patios to take in the unblockable views of the ocean, beach and pier.

The home had originally been listed at $17,500,000 in fall of 2020 without much traction.  The home was then lowered to $16,500,000 and with little traction was pulled off of the market.  It recently came back on the market as pending and sold just about a year after it was originally listed for the full $16,500,000.  When a home is on the market that length of time and sells for full price….demand is clearly picking up.  Even more impressive, this wasn’t even the highest priced home sale of the month.  That honor went to 508 The Strand which closed at $19,200,000.

That Was a Little Odd – Price Increase After 3 Months Sitting on the Market

In an interesting strategy a home that had sat on the market for a few months at $7,500,000 at the beginning of the year is back with a new realtor and a new price. The interesting part is that the price is $1,000,000 more than earlier this year. it’s now at $8,500,000. That’s a pretty incredible number given that it sold at $4,500,000 in July of 2019. There’s definitely been some very nice work done since it was sold but that’s a pretty significant jump in just 2 years. 2722 The Strand - Oceanfront Double Lot

The big home sale of the month was for a corner double lot on The Strand.  2722 The Strand was a very unique opportunity as it was beachfront corner double lot.  The value was really in the land as the home was older and dated but the opportunity for a true legacy home wasn’t hard to see.  The current home was built in 1951 and offered a little over 6,000 feet (which in itself is a rarity and must have been something never seen before at the time) and the lot was slightly smaller than 7,000 square feet….nearly double the normal lot size in the area.

The pricing history was unusual as it was originally listed in 2015 for a whopping $28,500,000.  It didn’t sell, there were several price reductions, the sellers switched realtors and then eventually relisted in for $19,995,000 in 2018.  Again it didn’t sell and was later brought on the market by current/listing agent surprisingly at a much higher number at $22,750,000.   That was the final list price and it just closed at $17,750,000.
