The court homes in Manhattan Village are what most people would think of as townhomes. They are set around a circular parking area with all of the driveways facing the roundabout. From the parking area the court homes look somewhat like apartment buildings as the architectural features and outdoor areas are all located on the other side of the building. Homes all have 2 car attached garages as well as a private outdoor patio area. Court homes are the most affordable housing option in Manhattan Village.

2018 was a very solid year for real estate in Manhattan Village with strong sales numbers being very similar to an equally impressive 2017. There were 21 home sales in Manhattan Village for 2018 with an average list price $1,451,756 and an average sales price of $1,443,476. The median list price was $1,310,000 with a median sales price of $1,338,000. Compare that with 2017 average sales price of $1,464,391 and median sales price of $1,444,000. Both numbers indicate a really strong seller’s market with list prices and sales prices being very similar meaning sellers were getting full price or more on their homes.
Average days on market was 53 with a median days on market at 20. The lowest priced sale of the year was for a Plan 1 2 bedroom court home at 21 Coronado Court that sold for $1,025,000 with the highest priced sale of the year a large 4 bedroom single family plan 4 “estate” home at 7 Westport that closed at $2,450,000.
