Manhattan Beach Home Prices in June Average $3,574,121

Let’s take a look at the Manhattan Beach home prices along with the homes,Manhattan pier townhomes and condos that closed escrow in Manhattan Beach during the month of June 2022.  The activity level remained solid with 33 closed sales compared with 35 sales in May.

The average “list” price was an impressive $3,518,000 with the average sold price at $3,574,121 meaning that homes generally sold WAY above the original list price.

The average price per foot was $1558 and median days on market was a very brief 8 days before going into pending status.  The average days on market was 17.  See how this compares to other months on our Manhattan Beach real estate trends and statistics page.

The top home price of the month was an off makret tree section single family home in the Martyrs area at  524 15th St that sold for $9,600,000

None of June’s Manhattan Beach home sales was on The Strand but there are a number of beachfront homes currently for sale on the Manhattan Beach Strand.

While it wasn’t on the Manhattan Strand it was a notable home sale just the same. 

The highest priced home sale of the month in Hermosa Beach was a beachfront contemporary that sold at $8,500,000.

The home was priced well $8,950,000 and unlike most beachfront homes in Hermosa it sold quickly.  It was only on the market for 20 days before going into escrow.  It was  a very nice 4 bed, 3.5 bath single family home built in 2008.

The home offered approximately 30 feet of beach frontage on three levels.  The home was designed by architect Michael Lee with a modern look and feel…..open spaces, retractable Fleetwood window walls and more.

May saw two homes on the Strand close escrow and one of them was a beachfront townhome located at 4314 The Strand Manhattan Beach.

This is one of the last homes heading north in the El Porto area of Manhattan Beach.  The multi level townhome was in very nice condition and was  priced well for the size, location and condition.   Homes often struggle to sell quickly this far north as the homes in this stretch sit behind the beach/surf parking lot so there’s a bit more activity out front than many would prefer.  The home features 3 bedrooms on three levels and offers great and unblockable views from each.

4314 The Strand was listed for $5,275,000 and closed escrow at $5,175,000 and went pending after only 14 days on the market.  Impressive!

Let’s take a look at the homes, townhomes and condos that closed escrow in Manhattan Beach during the month of May 2022.  The activity level remained solid with 35 closed sales compared with 35 sales in April as well.

The average “asking” price was an amazing $3,404,457 with the average sold price an even more amazing $3,449,471 meaning that homes generally sold WELL above the original list price.

Two ot the sales during the month were beachfront properties on the Manhattan Beach Strand.  The first was a 3 bedroom townhome/cond at 2220 The Strand that sold at $4,700,000.  The second was another townhome/condo with almost 2700 sq feet in El Porto at 4314 The Strand that closed at $5,175,000.
