Manhattan Beach Real Estate Update – Stats for Q2

Manhattan Beach real estate in the 2nd quarter of 2020 was most definitely impacted by the uncertainties of the coronavirus and the economic situation.  The market definitely slowed considerably with only 73 home sales during April May and June compared with 118 sold homes in 2019.

The very good news is that the rest of the numbers were very impressive.  The median sales price was $2,875,000 and $1,113 per square foot.

April most definitely felt the impacts of the coronavirus with the number of home sales dropping significantly.  There were 20 home sales in April compared with 44 the year earlier.  Although that was unfortunate news, the rest of the numbers remained strong.  

The median home price for the month was an impressive $3,540,000 with an average price per $1,309.

Who doesn’t want to own beachfront property?  Not many people would say that they don’t.  The problem of course is the cost.  Beachfront homes in Hermosa Beach range from major fixer/ lot value of mid $6.0M to over $20,000,000 which is rarified air indeed.

Is there a way to enjoy oceanfront living for less?

Yes!!  The answer may lie in the “condo-hotel” known as The Beach House just off pier plaza at 1300 The Strand.

There are 96 total “rooms” or units in 2 buildings and on 3 levels.  All are individually owned and can be used by the owner for up to 90 days a year.  All of the units are not beachfront, but the bulk are on the beach and almost every unit has some type of beach/ocean view.  Needless to say the better the location and view the more it’s worth, the more it costs, and the more it rents for. .

How Does it work?

The Beach House is not a timeshare.  Individuals own their specific unit and can use it up to 90 days a year. 

The on site management company uses them as rental hotel rooms for the rest of the year providing the owner with rental income to offset costs. The rents are split 50/50 between the owner and the hotel/management.

About the units

The units are 439 feet and are located in one of two buildings. The original building is primarily oceanfront units with panoramic views of the beach, ocean, Palos Verdes and the pier. The other building is located just off of the Strand but enjoys an excellent location. The units are all fully furnished and offer an efficiency kitchen, 2 TVs, CD player/receiver, fireplace, living room with a pull out queen sofa sleeper, king bed, desk area, bath with soaking tub and separate shower.

The biggest challenge is that these homes rarely, if ever, come on the market.  If you would like to be notified when a new condo in the Beach House comes available let us know and we’ll send you updates as soon as one hits the market.  In addition, due to the unusual nature of the condo/hotel concept it is very difficult to get financing so most of the units are all cash purchases.

Manhattan Beach Home Sales and Prices for February 2020

Market Update - February 2020 Home sales in Manhattan Beach CA

Welcome to our real estate recap for Manhattan Beach.  February 2020 was a very slow month for closed home sales in Manhattan Beach with only 21 homes sold during the month.   It wasn’t due to a lack of demand but a lack of inventory.  21 closed home sales was the  fewest home sales over the past 18 months other than December 2018 and 2019 (which is typically very slow)

Prices were solid  with the median list prices of $2,250,000 and a median sales price of $2,230,000 indicative of a market very favorable for home sellers.  Average price per foot for sold homes in Manhattan Beach was $1174.  Median days on market was only 39 which is another indication of a strong sellers market.  The tree section of Manhattan saw the most home sales with 8.   See the Manhattan Beach real estate stats for the past 15 months below.

Let’s Try This Again – 3400 The Strand Back on the Market

3400 The Strand Manhattan Beach - $15,900,000

We’ve written a lot lately about how different the beachfront home market is compared with the rest of Manhattan and Hermosa Beach.  Homes often sit for a very long time (sometimes years) and we often see them both go on and off the market several times as well as numerous price reductions.  One of the recent homes to go off the market has come back on.  Located at 3400 The Strand this home has seen a number of price reductions over time as well as several realtors.  The home was featured in the LA Times Pitch article comparing it with the home at 3808 The Strand also in Manhattan Beach.  3400 The Strand offers a very nice south facing corner walkstreet lot so the location is definitely on the “pros” side of the ledger.  Relisted at $15,900,000 there was no price change on this go around so we’ll see if the market has changed at all.  With some recent high profile, big number sales of walkstreet homes the market may yet catch up to the price.
