We’re always thrilled when we can get our client’s homes the recognition that they deserve. 3808 The Strand was just featured in LA Times business section in an article called “The Pitch”. The author interviewed myself and the listing agent of a competing oceanfront listing to describe the strengths of each beautiful home. See below for a recap of the article.
It’s pretty clear that the ultra high end real estate market of beachfront homes is definitely slow. With an average days on market of almost a year it’s not unbelievable (but still is surprising) to see 6 beachfront Strand homes on the market at the same time. Some of the sellers are clearly in no hurry but if you’re looking for a legacy property now may be a great time as seller’s simply have to negotiate. Manhattan Beach isn’t much different with a number of homes for sale that have been sitting for quite some time.

Manhattan Village enjoyed a very strong real estate market in 2019 with 15 on market home sales. The median list price was $1,595,000 and the median sold price was $1,590,000 indicating a very strong seller’s market. This was compared to 21 home sales in 2018 at a median sold price of $1,338,000. Of the 15 home sales in 2019, 4 were court homes, 8 townhomes and 3 single family estate homes.
There have been very few single family “estate” homes on the market in Manhattan Village for the past few years. There were only three Estate homes sold in all of 2018 and so far in 2019 there has only been one home that has sold. Thankfully there’s a new listing at 24 Westport which is priced at $2,700,000.
It’s been a while since we’ve had a single family “estate” home on the market in Manhattan Village so it’s nice to see this latest home on the market. Located at 12 Westport this home offers 4 bedrooms plus an office and a little over 3,300 square feet.
