Sale of 3004 The Strand A Definite Indicator of a Slow Beachfront Market

3004 was the first beachfront Strand sale in a while and it was a great deal for the buyer. Listed at $9.5M it sold within a few weeks and just closed escrow at $7,000,000 which is below land value for that location.

The recent sale of the historically relevant beachfront home at 3004 The Strand was definitely an indicator of a very slow Strand market.  It was a very unique situation as it was a custom built home that likely wouldn’t work in it’s current form for multi-million dollar luxury home buyers but it was also not being sold for land value.  Having said that it sold at $7,000,000 which is a bargain for the buyer.  It hadn’t been on the market (especially in relation to most Strand homes) long but sold at a significantly lower price.  It was listed at $9,495,000 and closed at $7,000,000.

3004 The Strand Goes Into Escrow

In a rare case of a beachfront Strand listing going into escrow quickly, the iconic mid century home at 3004 just went pending. At the moment we don’t have any information on the buyer or the intentions (whether to update, rebuild or tear down) but as we get it we’ll update this post.

New to the already crowded beachfront home market is 3004 The Strand in Manhattan Beach.   Priced at $9,495,000 this is going to be an interesting home to keep an eye on as it’s not priced at lot value (and it’s quite large) but it’s definitely not the typical home that today’s beachfront buyers are looking for.    On a personal curiosity note, we were excited to see this home as it’s always intrigued with it’s very unique look.  Turns out it’s just as interesting inside as outside with a distinct 60s and 70’s beach pad vibe.  

While it’s an older home it’s not priced at lot value and given the square footage this one might be a bit tough. It’s a 4 bedroom, 4 bath, with 3,348 sqft on a 3,489 sqft lot. Given that the last beachfront lot value/tear down sale was at $8.25M this one is one of those “tweener” homes (not clearly a tear down and not the modern home Strand buyers are generally wanting) so it will be one to keep a close eye on.
