May saw two homes on the Strand close escrow and one of them was a beachfront townhome located at 4314 The Strand Manhattan Beach.

This is one of the last homes heading north in the El Porto area of Manhattan Beach.  The multi level townhome was in very nice condition and was  priced well for the size, location and condition.   Homes often struggle to sell quickly this far north as the homes in this stretch sit behind the beach/surf parking lot so there’s a bit more activity out front than many would prefer.  The home features 3 bedrooms on three levels and offers great and unblockable views from each.

4314 The Strand was listed for $5,275,000 and closed escrow at $5,175,000 and went pending after only 14 days on the market.  Impressive!

Beachfront Duplex on an Oversized Strand Lot Hits the Market at $11,750,000

The latest addition to the busy beachfront real estate market is an older duplex on an amost 5,000 foot lot with 46 feet of beach frontage. Despite the square footage of approximately 3,640 square feet, this one is likely a lot sale as the value really is in the land.  What makes this property special is the location and lot size with an oversized beachfront lot totalling almost 5,000 feet.  Most lots in the neighborhood are generally around 3,500 square feet.  Priced at $11,750,000 they’re banking on the oversized lot making this a higher number than usual for a lot sale.

Beachfront Strand Sale at 2304 The Strand Closes at $7,400,000

2304 The Strand the Most recent beachfront home sale in Manhattan Beach

It’s been a while since the last beachfront home in Manhattan Beach closed escrow, but that just recently changed with the sale of 2304 The Strand.  This was basically a lot value sale and had been on an off the market for some time with a number of price reductions. 

Originally listed in January of 2019 for $9,950,000 the price was reduced $8,999,000 in July, then $8,250,000 in October, to settling at $7,950,000 in November.  It’s not unusual for most Strand homes to sell for way below original list price (in large part to not being priced in line with value originally) but this was an almost 25% drop from list price. 

The two most recent sales on the beach have both been tear down/lot value sales.  The prior sale was at $8,525,000 for 3212 The Strand.
