The beachfront home market in Manhattan Beach was on fire in 2021 with a record number of home, townhome and condo sales.  2022 is starting off in a big way with several homes hitting the market.  One was a record setter located at 3216 The Strand and priced at an eye popping $30.0M.  The other seems modest in comparison but still pushing a former record price.   New (but not really) to the beachfront home market is 1516 The Strand in Manhattan Beach.  This beachfront home had been on the market last summer priced at $17,900,000 but it’s back with a slightly revised price.  According to the listing, “The master suite encompasses the entire front portion of the top floor w/ a spacious balcony, his/hers separate cabinets, huge master closet. 2 addtl spacious bedrooms share a large bath. In the highest priced home sale ever on a beachfront single lot, 508 The Strand just recently closed at an eye opening price of $19,200,000.   The home was originally listed in March at $19,900,000.  Marketed at brand new construction the home was still technically a remodel.  The home had been taken down to the studs and looked and felt like new construction.   The south sand section location couldn’t get much better.   This was an big number for even new construction but given that it was an extensive remodel it made the $19.2M number even more impressive.  The home featured 5 bedrooms, 6 baths and over 4,300 square feet (according to builder) of living space.

2522 The Strand Manhattan Beach Returns at One Big Number

The beachfront condo at 2522 The Strand recently came on the market price at $7,500,000. That’s a pretty incredible number given that it sold at $4,500,000 in July of 2019. There’s definitely been some very nice work done since it was sold but that’s a pretty significant jump in just 18 months. Given that there are now 9 properties for sale on The Strand it might be a tough sell but only time will tell.
