 April 2022 was another very impressive month for the Manhattan Beach real estate market

Home sales in Manhattan jumped a bit with 35 on MLS homes closing escrow during the month.  None of April’s home sales in Manhattan Beach were beachfront Strand sales.

The average “asking” price was an impressive $3,362,054 with the average sold price at $3,490,486 meaning that homes generally sold considerably higher than the original list price.

The average price per foot was $1398 and median days on market was a very brief 8 days before going into pending status.  The average days on market was 15.  See how this compares to other months on our Manhattan Beach real estate trends and statistics page.

The top home price of the month was a hill section single family home located at 512 John. The home sold for $8,770,000.

October Real Estate Recap – Manhattan Beach by the Numbers

Here’s a quick recap of the real estate market in the coastal city of Manhattan Beach CA.   October had 42 on MLS closed home sales during the month which made for another big month for the city.  The median “sold” price was $3,438,000 and the average days on market (DOM) was 25 before homes going into escrow.  The average price per foot was $1,493. 2316 Strand Selling at $16,500,000 Indicates the Beachfront Home Market Improving

2316 The Strand - Sold at $16,500,000

One of the latest beachfront homes to sell on the Manhattan Beach Strand is definitely a good indicator that this ultra high end luxury market is picking up steam. The home at 2316 The Strand offered 6 bedrooms, 7 baths with a  contemporary design and over 5,000+ feet of living space.  Built in 2016 the home offered a spacious layout billed as a coastal contemporary design with dark wood accents both inside and out.  The home offers 3 spacious outdoor decks and patios to take in the unblockable views of the ocean, beach and pier.

The home had originally been listed at $17,500,000 in fall of 2020 without much traction.  The home was then lowered to $16,500,000 and with little traction was pulled off of the market.  It recently came back on the market as pending and sold just about a year after it was originally listed for the full $16,500,000.  When a home is on the market that length of time and sells for full price….demand is clearly picking up.  Even more impressive, this wasn’t even the highest priced home sale of the month.  That honor went to 508 The Strand which closed at $19,200,000.
