There are currently 59 homes for sale in Manhattan Beach as of 6/28 and amazingly 9 of those are beachfront homes on the Strand. It used to be news when one of these rare beachfront properties hit the market but that hasn’t been the case over the past few years.

What’s more amazing is that three of the homes currently for sale on the Strand are priced over $25,000,000. Needless to say Manhattan Beach is a luxury home market so that may not sound incredible but given that there have only ever been two residential on market sales over $20,000,000, the fact that there’s currently 3 all time record priced homes is astounding.

That Was Quick – Big Sale at 516 The Strand Bucks the Trend

We’re working on getting some information on this sale but a beachfront Strand sale selling in 6 days is definitely big news. This was an ideally located duplex that was in very clean, but fairly original condition so it seems likely that this is a land sale. We’ll update the post as we get more information. It only took 6 days on the market and about a month total for 516 The Strand to sell for the list price of $14,500,000

The pending home sale at 2722 The Strand is definitely big news as it’s one of the most expensive listings ever.  It’s always news when something in this rarified air goes into escrow.

Priced at $22,750,000 the home at 2722 The Strand is one of the most expensive homes ever on the market.  This sizable home sits on a double lot in a great mid sand section location with massive and unblockable 180 degree views.  The current home offers 8 bedrooms, 9 baths and over 6,000 square feet.

As with many of the high end and high priced homes of the Strand, this unique home at  2722 has been on market for years.  It was originally listed at the end of 2015 for a price of $28,500,000.  It didn’t sell and went through a number of agents and price reductions until the last round in which it was priced at $22,750,000 in December of 2019.  It was pulled off of the market and just recently reappeared as on market and in escrow.
