There are currently 59 homes for sale in Manhattan Beach as of 6/28 and amazingly 9 of those are beachfront homes on the Strand. It used to be news when one of these rare beachfront properties hit the market but that hasn’t been the case over the past few years.

What’s more amazing is that three of the homes currently for sale on the Strand are priced over $25,000,000. Needless to say Manhattan Beach is a luxury home market so that may not sound incredible but given that there have only ever been two residential on market sales over $20,000,000, the fact that there’s currently 3 all time record priced homes is astounding.

While it wasn’t on the Manhattan Strand it was a notable home sale just the same. 

The highest priced home sale of the month in Hermosa Beach was a beachfront contemporary that sold at $8,500,000.

The home was priced well $8,950,000 and unlike most beachfront homes in Hermosa it sold quickly.  It was only on the market for 20 days before going into escrow.  It was  a very nice 4 bed, 3.5 bath single family home built in 2008.

The home offered approximately 30 feet of beach frontage on three levels.  The home was designed by architect Michael Lee with a modern look and feel…..open spaces, retractable Fleetwood window walls and more.

The highest priced sale of the month in Manhattan Beach was an incredible beachfront home located at 4320 The Strand.  While it was on a small lot, the architect and builder maximized every aspect and took full advantage of the beachfront location.  The beachfront single family home closed at $10,755,000 which is a significant number given that the home is on a half lot in the El Porto area of the Manhattan Beach sand section.

4320 The Strand was a beautiful contemporary home designed by architect Michal Lee.    Due to the proximity to the refinery and the fairly busy beach parking lot out front this price is pretty impressive to say the least.  Having said that they squeezed every square foot that they could and the design and layout are ideal for true beachfront living.  The floorplan took full advantage of the location and allowed for maximum ocean views with multiple levels of floor to ceiling windows and sliding doors.

 

The design and build maximized the square footage with an impressive 3,500+ square feet.  The home is stunning with the only challenges being the smaller lot size and the location in the very northern end of El Porto which tends to be fairly busy with the beach lot out front.  Overall it was a stunning home.

It seems lately that just about every week there is a new listing or a relist to talk about on the Manhattan or Hermosa Strand.  This latest property is a 3 bedroom beachfront townhome in the El Porto area of Manhattan Beach.

Located at 4314 The Strand this is one of the last homes heading north.  The home is in very nice condition and seems to be priced well for the size, location and fact that it’s a townhome.   Homes often struggle selling this far north as the homes in this stretch sit behind the beach/surf parking lot so there’s a bit more activity out front than many would prefer.  Having said that it takes probably 15 minutes off the commute from other parts of Manhattan and certainly Hermosa.  The home features 3 bedrooms on three levels and offers great and unblockable views from each.

That Was a Little Odd – Price Increase After 3 Months Sitting on the Market

In an interesting strategy a home that had sat on the market for a few months at $7,500,000 at the beginning of the year is back with a new realtor and a new price. The interesting part is that the price is $1,000,000 more than earlier this year. it’s now at $8,500,000. That’s a pretty incredible number given that it sold at $4,500,000 in July of 2019. There’s definitely been some very nice work done since it was sold but that’s a pretty significant jump in just 2 years.
