Big Numbers in Manhattan Beach – Average Home Price Almost $3.6M in March

It was a big month for home sales and home prices in the luxury coastal community of  Manhattan Beach CA.

The number of sold homes increased a bit with 28 home sales in March 2022 compared with 24 closed sales in February.  The average “asking” price was an impressive $3,530,925 with the average sold price at $3,581,913 meaning that homes generally sold above the original list price. The highest priced home sale of the month was a beachfront single family home in the El Porto area of the “sand section” located at 4320 The Strand which sold for $10,755,000.

The highest priced sale in December was…..not surprisingly, a beachfront home on the famous Manhattan Beach Strand.  The property was a duplex with the main home with a 2nd smaller unit in the rear.  The property was built in 1950 but had been extensively remodeled over the years.  It had a nice open feel and the dark wood accents along with dark flooring gave the main home a nautical feel.  The home was listed at $11,500,000 and sold at $10,650,000.
