While it wasn’t on the Manhattan Strand it was a notable home sale just the same. 

The highest priced home sale of the month in Hermosa Beach was a beachfront contemporary that sold at $8,500,000.

The home was priced well $8,950,000 and unlike most beachfront homes in Hermosa it sold quickly.  It was only on the market for 20 days before going into escrow.  It was  a very nice 4 bed, 3.5 bath single family home built in 2008.

The home offered approximately 30 feet of beach frontage on three levels.  The home was designed by architect Michael Lee with a modern look and feel…..open spaces, retractable Fleetwood window walls and more.

A Number of New Oceanfront Strand Homes Hitting the Market in Hermosa Beach

New Beachfront Strand Homes coming on the market soon

The beachfront home market of The Strand in Hermosa Beach is already oversaturated (and overpriced in most cases) but we have seen a few sales lately. Now it’s appearing that we’ll see several new listings hitting the market. While we can’t share the addresses or specific details at the moment it appears that we’ll be seeing an empty lot in the near future, an older home in North Hermosa come on the market this week, as well as a very large home that’s been on and off the market several times over the past few years. Check back with us as we’ll be updating our site whenever the details of the homes are officially able to be released.

Major Price Reductions the Norm for Beachfront Homes on The Strand

The beachfront homes of the Hermosa and Manhattan Beach Strand are some of the most valuable properties in all of the South Bay.  This is a very exclusive location and lot values generally start around $6,000,000 and escalate quickly dependent on the location.  As many of the homes for sale are luxury properties they can reach prices of $20,000,000+.  This is very rarified air with a very limited buyer pool so it’s not overly surprising that many of the homes sit unsold for a very long time.  Some for years.  What’s a bit surprising is that sellers don’t seem to want to believe this is the case and home after home hits the market at a price that doesn’t seem to be supported.

We took a look at the most recent activity and of the most recent homes for sale 15 of the 18 homes had major price reductions.  Almost all went on and off the market several times and several were originally listed in 2016 or 2017.  See the chart below with the homes that have had at least one major price reduction showing the current price in red.
