May 2020 Manhattan Market at a Glance

The real estate market in Manhattan Beach California was strong once again with 35 on market home sales in May.

The median sold price of the homes that sold was $2,625,000 with the average sold price at $3,449,471. In general, homes in Manhattan Beach sold significantly above the list price.

The top home price of the month was a hill section single family home located at 812 5th St. The home was listed at $9,500,000 and sold for $8,980,000.

Take a look at the month that was for home sales in Manhattan Beach.  The number of home sales was down compared with average months but an improvement over January.  There were 24 home sales on the MLS during the month and only 17 home sales  in January of 2022.

The average “asking” price was a pretty incredible $4,018,917 with the average sold price at $4,067,648 meaning that homes generally sold  above the original list price indicating that it is definitely still a sellers market.   The average price per foot was $1,568 and avera days on market was 37

Manhattan Beach Real Estate Market Recap – September Home Sales at a Glance

Although it was slightly slower than September 2020, it was an impressive month for home sales and home prices in Manhattan Beach California.   There were 43 closed home sales which was down a bit from the 61 that closed in September 2020 but prices were way up….do in no small part to several oceanfront Strand homes selling during the month.  The median sales price was $3,954,000 up almost $1,000,000 from 2020….again do in no small part to the closing of several very high priced beachfront homes.  See how this compares with other months on our Manhattan Beach real estate trends page.

Manhattan Beach Real Estate Market – 2020 Recap

It was quite a  year for real estate and home sales in Manhattan Beach during 2020.  The numbers certainly spell that out and it looks like 2021 won’t be slowing down anytime soon.  There were 429 on market home and property sales compared to 391 in December of 2019.  The median sales price for the year was $2,983,000 with an average price per foot of $1,100.  The average days on market was 44.  See detailed Manhattan Beach real estate trends and statistics.
